How to maintain Canadian PR?
To maintain Canadian permanent resident status, all that matters is that you are physically present in Canada for the required number of days (you need to be in Canada for 2 years within the past 5 years, days more than 5 years ago do not count). To maintain green card, you'd need to maintain your intent to reside in the US. If you start spending more time outside the US than in the US (say, you spend more than 6 months within the past 12 months), then they would start questioning your 'intent', and you would have to prove that you never intended to abandon your residency. If you're outside the US for over a year without a re-entry permit, then you're basically screwed (unless you have a good enough reason to apply and be granted the SB-1 visa).

It does not make much sense - I personally was denied a U.S. visa while in PR status, but got absolutely no problems once I naturalized as a Canadian citizen. But it is what it is. Immigration laws are not here to make sense.
